How to Compare Commercial Cleaning Quotes on the Gold Coast

Two commercial cleaning quotes can show the same weekly price and cover very different work. One might include kitchen cleaning at every visit, while another treats it as a periodic extra. One might include consumables; another might charge for them separately.

Before choosing a commercial cleaner on the Gold Coast, compare the written scope, frequency and total cost together. This checklist helps you ask the same questions of each provider, so you can see what you are actually buying.

1. Give each provider the same brief

Start with a simple description of your premises: the areas to be cleaned, approximate floor area, usual occupancy, opening hours and preferred cleaning times. Include bathrooms, kitchens, meeting rooms and any shared spaces. Explain access arrangements and identify anything that needs special care.

For example, an office with quiet workstations and a busy shared kitchen may need different frequencies for those two areas. Ask providers to quote against the same brief rather than letting each assume a different level of service.

2. Compare tasks and frequencies, not just room names

“Office cleaning included” is not a detailed scope. Ask what happens in each area and how often. Are accessible desks wiped at every visit? Are internal glass, skirting boards and kitchen appliance interiors included, periodic or excluded? Who moves items from surfaces?

3. Put every price on the same basis

Make a separate list of consumables, equipment and periodic tasks. Paper towels, toilet paper, soap and bin liners should have a clear supply arrangement. A low headline price is difficult to assess if those costs are left unresolved.

4. Ask how completed work is checked

A useful quote explains who checks the work, how missed tasks are reported and who responds when there is a problem. Ask to see an anonymised sample checklist or service report. Check what it records and how you receive it.

5. Clarify cover, access and changes

Ask what happens if the usual cleaner is unavailable, how a replacement is briefed and who manages keys or access credentials. Establish who to contact for urgent issues and how changes to the scope are approved.

Read the service terms alongside the quote. Check notice periods, minimum commitments, price reviews and the process for ending the service. A flexible arrangement still needs clear responsibilities on both sides.

Copy these questions into your comparison notes and record the written answer from each provider.

  • Which areas and tasks are included, excluded or charged separately?
  • How often is each task completed?
  • Does the price include GST, equipment and cleaning products?
  • Who supplies consumables, and what do they cost?
  • What periodic cleaning will need a separate budget?
  • How is completed work recorded and quality checked?
  • What happens if a visit or task is missed?
  • Who provides cover and manages building access?
  • What notice periods and price review terms apply?
  • Who is my contact, and how do we approve scope changes?

What should you send before a site visit?

Share your location, business type, approximate size, preferred schedule and the problems you want solved. If you have an existing scope, remove confidential information before sharing it. You do not need to provide alarm codes or access credentials just to request a quote.

For gyms, childcare centres and strata common areas, explain the specific spaces and operating requirements rather than relying on a generic office brief. Each site needs its own assessment.
